Unsatisfactory EICR Codes Explained
The first thing to do when you receive an unsatisfactory or failed EICR for your East Devon property is to look at the EICR report itself and see why you have received that result. Your EICR electrician will have noted down observations about your property, and any failings they find, along with a code that tells you how serious the issue is.
The codes used in an EICR are:
- C1: Danger Present. Must be resolved immediately.
- C2: Potentially Dangerous. Urgent remedial action required.
- FI: Further Investigation. The inspector found a potential problem that requires more testing to diagnose fully. The EICR is not satisfactory until this is completed.
- C3: Improvement Recommended. An area for improvement. This is an advisory that the noted area may become an issue later. This will not cause a fail.
If any observations are coded C1, C2 or FI then you will receive an unsatisfactory EICR.
Unsatisfactory EICR – Next Steps
Now that you know why your East Devon property has received an unsatisfactory EICR you can determine what you need to do to resolve the issues noted.
The electrician who carried out your EICR inspection will be able to give you more details about the reasons why your property has failed in those areas and will explain what work is required to bring it up to standard.
Any C1 coded areas must be resolved immediately, often needing to be made safe before the electrician leaves site.
If you are a landlord, any areas coded either with C2 or FI must be rectified within 28 days, or sooner if deemed necessary by your electrician. The electrician who carries out the remedial work will then provide you with written confirmation in the form of an Electrical Installation Certificate (EIC) or Minor Electrical Installation Works Certificate.
Do I need another EICR after remedial work is carried out?
The answer to this is a simple no. Once remedial work is completed and you have been given written confirmation in the form of an electrical certificate from your electrician, your EICR result becomes satisfactory. No retest required.
