If you are a landlord, homeowner, or business owner you may need an EICR for your property.

An EICR is an Electrical Installation Condition Report which is a detailed document that is produced following electrical inspection and testing. A regular electrical inspection is a legal requirement in the private rental sector, recommended for private households and becoming more and more common when buying or selling a property. 

What is involved?

Once we arrive, we will perform a full visual check of the electrical system. This involved checking the sockets, switches, lights, electrical equipment, and fuse box / consumer unit. We check the operation of the switches, fuses, sockets and more. Any issues found with electrical accessories will be noted on the “observations” part of the electrical report. 

During the testing portion of the inspection process, we measure the resistance of the circuits, check the earthing, test the cable condition of each circuit, and ensure that the wiring is correctly sized for the circuits. We carry out a whole range of additional tests, too many to list here but rest assured, we carry out a thorough inspection and will alert you to any issues. 

POWER OFF

In order to carry out thorough testing and inspection, the power will need to be turned off throughout the process to enable us to safely test circuits without risk of shock. Power will be reinstated towards the end of the process to enable various live tests to take place but we will inform you of when we need to shut power off and when it can remain on again. 

What happens if the electrics FAIL?

If your EICR comes back as UNSATISFACTORY then we will discuss why this has occurred. For a report to be returned as unsatisfactory there needs to be one or more serious or potential dangers that need attention. 

These dangers can range from things like no earthing to damaged equipment allowing access to live parts and more. 

If there are remedial works required following the inspection in order to bring your electrics up to the safety standards then we will give you a quote for these works. 

Modern Electrics vs Old Electrics

If the wiring system in your property was installed recently be professional electricians and certified correctly then it would be unusual to find serious issues during the test. The older the electrical system the more likely there are to be serious issues uncovered. A lack of regular testing and maintenance can exacerbate this. 

Imagine not putting your car through an MOT for 5-6 years and not servicing it, once an MOT was carried out there would likely be a whole load of issues that needed attention. 

Thankfully electrical systems are more resilient than cars and take a little longer to start having issues. 

How long does it take?

A complete inspection can take time, it’s best to get in touch so we can check how large the fuse box / consumer unit and property is as these all affect the time take to carry out the testing process. The larger the property and the more electrical circuits there are, the longer it will take to carry out the test.
